Matthews and Pineville: Small-Town Charm Next to the City

Two Mecklenburg towns with their own downtowns and identities, both minutes from Charlotte. What sets Matthews and Pineville apart.

By Tripper Wood ·

Matthews and Pineville are both independent towns inside Mecklenburg County, close enough to Charlotte that many people don't realize they've crossed a town line. Yet each has its own government, its own history and its own personality. If you like the idea of a small-town center with the city's amenities nearby, these two are worth a close look.

Matthews at a glance

Matthews sits southeast of Charlotte, along the corridors of US-74 (Independence Boulevard), I-485 and Matthews-Mint Hill Road. The town grew up around the railroad, and its historic downtown still reflects that past, with older storefronts, a central green and a mix of local businesses.

What residents tend to love about Matthews is that downtown actually functions as a gathering place. Community events, outdoor concerts and seasonal festivals often happen in or near the town center. Check the town's official channels for current schedules.

Living in Matthews

Matthews offers a wide range of housing, from older homes near downtown to established subdivisions and newer townhome communities. Because it's its own town, you'll deal with Matthews town services alongside Mecklenburg County, and schools are part of Charlotte-Mecklenburg Schools. As always, check assignments for the specific address.

Getting outside in Matthews

Four Mile Creek Greenway passes through the area and connects to a broader trail network. Town and county parks add sports fields, playgrounds and walking paths. It's an easy place to build outdoor time into everyday life.

Getting around

Matthews has good road access to I-485 and US-74. Commutes to Uptown and other job centers are common, but traffic on Independence Boulevard can be heavy at peak times. As with anywhere in the region, test your route before you commit.

Pineville at a glance

Pineville is a small town on Charlotte's southern edge, near the South Carolina line and next to Ballantyne. It's best known regionally for Carolina Place, a large shopping mall surrounded by retail, and for its convenient location near I-485 and South Boulevard.

But Pineville also has history. The President James K. Polk State Historic Site marks the birthplace area of the 11th U.S. president and includes a visitor center and historic buildings. The town's small historic core gives it a sense of place beyond the shopping centers.

Living in Pineville

Pineville's housing mix leans toward apartments, townhomes and modest single-family neighborhoods, with plenty of new multifamily development over the years. Its compact size and proximity to shopping and highways make it practical for people who want convenience. Schools are part of Charlotte-Mecklenburg Schools.

Transit and commuting

One of Pineville's practical advantages is proximity to the southern end of the LYNX Blue Line light rail at the I-485/South Boulevard station. For people who work Uptown or in South End, that can make commuting more flexible. I-485 also gives quick access to the rest of the region.

How the two compare

Both towns offer a small-town feel next to a big city, but they emphasize different things.

  • Downtown experience: Matthews has the more developed, walkable downtown with regular community programming. Pineville's historic core is smaller.
  • Shopping: Pineville is a regional shopping destination thanks to Carolina Place. Matthews has plenty of retail too, especially along its main corridors.
  • Transit: Pineville has the light-rail edge. Matthews is primarily car-oriented.
  • Housing: Matthews has a broader range of established single-family neighborhoods. Pineville has more multifamily options and a compact footprint.
